353massave Lodging Agreement
There are two documents:
- the lodging agreement contains the actual terms of the contract, and
- the annexes (pdf format) contain the fields where you write in your name, the room you choose, and other specific values.
Instructions for Annex A
- Lodging Commencement Date. The exact date on which you plan to move in (For example: August 15, 1776).
- Expected Lodging Expiration Date. The exact date on which you plan to move out (For example: May 31, 1777).
- Deposit Charge. The amount that your desired room is advertised for, that is one month's rent. This value is equal to the "lodging installment charge". (For example, for a room that is advertized for $500, you would write "$500.00")
- Lodging Price. The total amount that you will have paid by the time you move out. This does not include the deposit charge. It's helpful to include the math you used to calculate this value. For example, if you were paying $500 and staying from August 15, 1776 to May 31, 1777, you could write: "(9 + 16/31)*$500.00 = $4758.06". Or, for simplicity's sake, you could just write "9.5*500 = $4750.00".
- Lodging Installment Charge This is one month's rent, which is the same as the "deposit charge" above. (For example: $500.00)
- Pro-rated first month charge If you move in part of the way through a month (i.e. not on the first of the month), then we give you a discount by charging you a fraction of that month's rent, calculated by the number of days you will be living here divided by the total number of days in that month. For example, if you move in to a $500 room on August 15, you could write: "16/31 * $500.00 = $258.06". Or you could keep it simple: ".5*$500 = $250".
- Accounting Agent Omega Financial is our billing agent. They will send you bills, and they accept payments online or checks by mail.
- Authorized Floors Though fire code prevents us from putting locked doors to stop you from going to the first 3 floors, you're generally only allowed on the the 4th and 5th floors, except in case of an emergency.
- Entrances to Building You are only allowed to come in by 353 Massachusetts Ave. 351 Massachusetts Ave will bring you to the off-limits lower 3 floors.
- Lodger's Room Write your room name and number. For example: "5th South Study (5H)".
- Job Failure Charge This field is no longer applicable. We used to ask lodgers to perform some basic cleaning job. We don't do that anymore, so don't worry about getting fined.
- Job Failure Cap Also not applicable (see above).
- Daily Vacate Penalty We often schedule the next boarder to move in the day after the current boarder moves out. If you aren't out on the day you said you would be, it may cause problems. For example, if you said you would move out on May 31, 1777, and you are still there on June 1, the our only choice will be to fine you.
- Current Mailing Address of the Corporation Don't worry about this address, you shouldn't have to deal with it under normal circumstances. In particular, please do not send your monthly check here, as it is likely to go unnoticed for a few weeks or months.
